Saddle Rock Ridge is a 500-acre master-planned community in southeast unincorporated Arapahoe County near the E-470/Smoky Hill interchange. Since the property was flanked by existing neighborhoods on two sides, the task at hand for DFI was to integrate our design with these two already established developments, while minimizing the impact upon our new neighbors.

DFI created a new metro district with a value of $10 million in bonds to help finance public improvements that benefited everyone in the area. DFI also worked extensively with neighborhood groups and facilitated the creation of a community-wide public pool (Lookout Pool, located just outside of Saddle Rock Ridge, for public use).  DFI not only donated funds for this new pool, but also helped to raise additional dollars from homebuilders and other partners to make this amenity a reality for the neighborhood and the community at large.

DFI also worked in concert with the Cherry Creek School District throughout the planning process, and ultimately provided lands for two new elementary schools and tot lot playgrounds in every neighborhood. Saddle Rock Ridge completely sold out in only THREE YEARS — the fastest selling project at the time in the entire Southeast Denver Metropolitan area.
